A site wins the instruction. These three run all week behind it, and every one is a small build that hands the negotiators their day back.

Viewings, arranged by phone

Today

Every viewing means a call to book it, a call to confirm it and, if anyone remembers, a call to remind. Multiply by every applicant on every listing.

What I'd build

Online viewing booking against real availability, with confirmations and reminders sent automatically. The applicant books the slot, and the branch just sees it appear in the diary.

Feedback chased, then retyped

Today

After each viewing someone chases the applicant for feedback, then types the answer up again for the vendor update. Two jobs, one piece of information.

Certificate renewals in a spreadsheet

Today

Gas safety, electrical checks, energy certificates: every landlord's renewal dates live in a spreadsheet someone has to remember to check. One missed row is a compliance problem.

What I'd build

A renewal tracker that nudges the branch and the landlord before each expiry, so the certificate gets booked before it turns urgent and nothing rests on somebody remembering.
